购房过程介绍

 

当买家确定中意的物业和,买房基本上按以下顺序和内容进行:

 1、谈判及签订购房合同:

买方经纪起草和填写BC房地局建议的标准物业购买合同。双方通过书面的方式确认购买价格、交易时间、入住时间、合同成立条件以及解除条件的时间(即条件解除日)、押金额和支付时间方式等。合同一旦签好,卖家将无权再和其它买家签署同等权利的买卖合同。买家可以在条件解除日前决定是否确实购买,但不买的理由必须是在合同成立条件之内。

 

2、在条件解除日之前,买家需解决如下问题:

1)确认银行同意放贷。考虑因素:利率、期限、还款灵活性、贷款比例、贷款需要条件。一般在资料齐备的情况下,银行需1-3个工作日。

2)验屋:由持有专业资质的验屋师验屋。如果有小问题,可以要求卖家修理。如果不是新屋,多数情况下,只要不是影响使用,属于正常使用带来的自然陈旧,卖家一遍不会负责,买家需接受现状。

3)查看产权证:经纪可以协助。如有负责问题,需请教律师。

4)查阅卖家的物业状况披露。这是由业主填写的标准问卷。

5)如果是公寓类的物业,还需阅读物业资料,主要包括:

a.大楼2年内的各种会议记录

b.大楼的最新财务报表

c.大楼的任何工程师检测报告

d.结构与平面位置图

e.其它...

 

 

如以上条件均得以确认和满意,买家需在合同约定的条件解除日前,书面通知解除条件,并以本票或直接汇款到方式缴纳押金。合同自此正式成立,押金将作为交易额的一部分,在交易日前转交买家律师。如买家违约,押金将不退回,卖家还可追究其他的损失赔偿。

 

如果买方对以上条件中的任何一项不满意,到解除条件日时可以不用通知解除条件。则合同自动作废,双方无需承担任何责任义务。

 

3、交易日:

如有贷款,需按贷款银行要求,提前安排交易资金到位。资金一般是先存入买方的个人银行账户,在交易日转到买方律师账户。银行放贷的资金会在同时转入买方律师的账户,以完成交易。

买方使用的律师,会将买房应付余额,包括律师的过户费、调整的地税等计算清楚,并提前一、两天通知买家签署交易文件。签字必须在律师面前完成。如买方在交易前不能到律师办公室签字,则需要委托在国内的受BC省认可的律师面前签字。

 

4、房屋入住

交易成功后,卖家获得资金;买方的名字会由律师电子登记在物业的产权证明上。

一般在交易第二天或当天得到律师通知交易成功后,卖方将房屋钥匙交给买家。

 

整个交易完成!

 

交易完成后的问题:

1、购买房屋保险。包括房屋险和屋内财产保险。

2、按月还款安排。如果是公寓类共管物业,要在物业管理公司登记好物业费的自动划取的银行帐户

3、绿化管理:可以自己处理,或者委托专业的园艺公司

4、房屋定期整理和保养:尤其屋檐、锅炉、外墙、窗户这样一些地方,都要每年清理和检查。如发现问题,宜及时处理,以免造成更大影响。

Your first step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent? To start building equity? To have a place of your own? To raise a family? To entertain business associates? To move up to a bigger house? Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves."

Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.

Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.
